Construction & Mechanics

This home was constructed with exterior ICF walls to the trusses and throughout the bunker. Mechanics include a VANee HRV air exchanger, Bosch tankless hot water system, high efficiency furnace, water softener and a 3-zone heat/AC system. 40’X46’ footings are already in place for a future shop on the East edge of the property.

 

Disclosure

This home experienced significant settling due to water seepage shortly after construction. The current owners invested significantly in the repair and remediation of the foundation; but, the repairs to the building still need to be completed – and that work needed is reflected in the low asking price. This provides a great opportunity for someone willing and able to take on the work!

Work Completed

Repairs to the foundation were completed by Absolute Foundations in 2015. The west, south and east sides of the house were excavated to facilitate foundation repair. Before regrading, the basement walls were coated with black plastic and new weeping tile was installed. Two additional sump pumps were installed (for a total of three). Additional underground drainage was added, the eaves troughs were replaced, and five additional downspouts were installed. The owners have experienced no water or settling issues since the repairs were completed. Work orders are available for potential buyers to review.

Major Repairs Required

  • Master ensuite tub and shower are not functional. They were imported and parts are not available – they will need to be replaced.
  • There are significant drywall cracks in the walls and ceiling throughout the north end of the house as a result of the settling. Drywall Connections has inspected the property and provided a quote for repairing the damage. Some of the trim will need to be replaced; this work was not included in the drywall quote.
  • The foundation at the north end of the house will need to be lifted to level out the floors. No engineer’s report or quote is available for this work, and, if desired, one would need to be ordered at the buyer’s expense.
